Garage and ADU conversions

Most HD garage-to-living conversions and detached ADUs cannot tie into the main duct system. Mini-splits are the standard solution. We size per converted square foot, not the original garage footprint.

Wind-driven debris on outdoor head

Outdoor units mounted at ground level catch wind-blown grit. We elevate on pads or wall-mount with brackets to keep airflow clean and reduce coil corrosion.

Line-set length penalty

Mini-split capacity drops with line-set length. Manufacturers spec max distances (typically 50-100 ft). We measure actual run length and either size up the equipment or relocate the outdoor unit to maintain rated capacity.

Heating performance below 30°F

Older mini-splits lost heating capacity below 30°F. Modern cold-climate inverter units (Mitsubishi Hyper-Heat, Daikin Aurora) maintain rated output to 5°F. We spec these for HD installs where heating is a primary use.

How much does a mini-split cost in the High Desert?

Single-zone systems start at $2,000-$3,200 for smaller rooms (9-12k BTU) and $3,200-$4,500 for larger spaces (18-24k BTU). Multi-zone systems with 2-4 heads on one outdoor unit run $5,500-$12,000.

Will a mini-split heat my room in winter?

Yes. Modern cold-climate variable-speed mini-splits (Mitsubishi Hyper-Heat, Daikin Aurora) maintain heating capacity down to 5°F. High Desert overnight lows are typically warmer than that.

Do I need ductwork?

No. That is the entire point of a mini-split. Refrigerant runs from the outdoor unit through a small line set to each indoor head. Only a 3-inch hole in the wall needed.

Can one outdoor unit run multiple rooms?

Yes. Multi-zone systems support 2-8 indoor heads on one outdoor unit. Each head is independently controlled by its own remote or wall thermostat.

Mini-split vs. central AC: which is better?

Central AC is more cost-efficient when ductwork already exists. Mini-splits win for additions, ADUs, garage conversions, single hot rooms, and rooms where the ducts cannot reach. Many HD homes use a central system plus one or two mini-splits.

How long do mini-splits last?

Properly maintained mini-splits last 15-20 years. Variable-speed inverter units typically outlast standard units because they run at lower loads more often.
